Standard Terms & Conditions
Check-In
Check-In time is between 3pm – 6pm
In Person Late Check-In is subject to late check-in fee of $40 and due at check-in.
Check-Out
Check-Out time is before 10am
No early check-in or check-out is permitted unless previously arranged with Oceanside Properties.
Damage Deposit
Damage Deposits range between $500 (condo) $1500 (house)
Damage Deposits are released between 1 and 7 days of check-out if there are no damages.
Guest/Renters are responsible for all damage that occurs during their occupancies (other than normal wear and tear). Guest/Renters shall pay all damages (including legal fees) in excess of Security Deposit
Utilities
Monthly Rentals the Electric is capped at $100 per month (condo) $250 per month (houses)
Smoking / Illegal Activity
No Smoking unless in designated smoking areas outside.
No Illegal activity
Pets
No Pets are permitted unless previous authorization from Oceanside Properties.
Maximum Occupancy
Do not exceed maximum number of registered guests per the booking confirmation.
Guests are required to provide photo ID at or prior to check-in.
Keys
Ensure keys and remotes are returned at check-out
Lost keys and remotes range from $50 - $150 to replace
Lock out of property and or safe are subject to additional fees of $40
Service Calls
Whilst the Property Manager will make every effort to ensure your stay is enjoyable, we understand there may be times where the Guest requires additional services, in such instances during working hours depending on the location, we will be available to help with your needs. In non-emergency situations we respectfully ask that we deal with such requests the following day.
Payment & Cancellation
50% due at time of booking
Balance due prior to 60 days of the booking confirmation arrival date.
If you need to change your reservation. Requests can be made in writing to Oceanside Properties more than 60 days prior to your check in date. Based on availability of the same property and rental rates. Valid to use within 1 year of the original reservation. $100 professing fee will be applicable.
Cancellations made within 60 days of arrival no refunds are available.
We recommend purchasing trip cancellation insurance.
Waivers & Liability
The Owner of the Property and Oceanside Properties CRC are not responsible or liable for:
Lost, stolen or damaged items in or outside the Property.
Area power and service outages, water shortages, flooding or construction activities in the area.
Weather conditions, natural disaster or other acts of nature.
Any injury inside or outside of the property.
Acceptance of this reservation you acknowledge that you are fully aware of the risks and agree to assume all responsibility for any injuries that may occur.
Renter/Guest Responsibilities
All GUESTS/RENTERS agree to abide by all Homeowner rules, Condominium Rules and Regulations of the building or community in which the property is located and the Laws of Costa Rica.
Only Registered guests are allowed to stay overnight in the property.
Smoking is not permitted on the premises unless in designated smoking areas. Please ensure all butts are extinguished and placed in the appropriate containers.
No Pets are allowed unless expressly agreed to prior to executing this agreement and will be noted in the agreement.
All GUESTS/RENTERS understand and agree to keep the property in neat and tidy condition as if it were their own. Be respectful to other guests and abide by all rules and regulations to ensure the quiet enjoyment of the Property. Loud noise or other offensive behavior will not be tolerated and may result in the loss of the security deposit and the termination of this agreement.
Please ensure all windows and doors are closed a locked
Please dispose of your garbage at the property garbage site prior to your departure.
Please wash any dishes/cutlery/cups/glasses etc prior to your departure.
No Events or Parties.
No illegal activities are to be conducted on the property.
This Rental Agreement is not Assignable.
The Property cannot under any circumstances be Sub-let.
The PROPERTY MANAGER makes every effort to provide accurate information about the rental property, however should there be damages the GUESTS/RENTERS must notify the PROPERTY MANAGER immediately upon identification of an issue. All efforts will be made to expedite needed repairs, no refunds or rebates will be made for mechanical failures of air conditioning, appliances/electronics, interruption/loss of utilities. Authorized repairmen have the legal right to enter the property as required to accomplish needed repairs even if the service call was made prior to your arrival.
The GUESTS/RENTERS agree to indemnify and hold harmless the Owner and its agents for any loss, expense, damages, or injury incurred including all legal fees as a result of rendering services for accommodation. In addition, the Owner, and it’s agents shall not be liable for any interruption of services or utilities such as electricity, water, television, internet, municipal services or other circumstances beyond our control.
The GUESTS/RENTERS agree to indemnify and hold harmless the Owner, the Property Manager or its agents from and against any liability for personal injury, death or property loss or damage sustained by any person (including GUESTS/RENTERS temporary guests) as a result of any cause unless caused by negligent or willful act of owner. GUESTS/RENTERS agree that the Owner, the Property Manager or their agents may enter the property during reasonable hours to inspect the property, to make such repairs, alterations or improvements thereto as the owner may deem appropriate.
If any provision of this agreement shall prove invalid, the remainder of the agreement shall not be affected, and all other terms and conditions shall be enforceable under the Laws of Costa Rica.
ACCEPTANCE OF TERMS & CONDITIONS
By making a reservation, submitting payment, or taking possession of the rental property, the Guest acknowledges that they have read, understood and agreed to these Terms & Conditions, together with any property-specific rules or conditions provided with the reservation.
The individual making the reservation is considered the Primary Guest and accepts responsibility for ensuring that all members of their party and any permitted visitors comply with these Terms & Conditions.
Payment of any portion of the reservation constitutes acceptance of these Terms & Conditions. A separate physical signature is not required unless specifically requested by Oceanside Properties.
These Terms & Conditions form part of the Guest's vacation rental agreement with Oceanside Properties CRC Limitada and are governed by the laws of the Republic of Costa Rica.
